What “sell as-is” really means.
As-is sets expectations about repairs. It does not erase disclosure duties or magically create a buyer.
Buyers still inspect. Lenders still underwrite. Price still reflects condition. As-is mainly answers: who is expected to perform repairs before closing?
Two as-is routes
Cash as-is often simplifies financing risk. Listed as-is reaches more buyers but can still stall on appraisal or loan repair lists.
